Wreak Havoc

As the economy continues its free fall, many Americans are cutting all we can to try to make it through lean times. But alarmingly, an increasing number of Americans are beginning to stop paying his condo association fees. While this will definitely save them some money, and ultimately hurt their neighbors and their properties.
When residents fail to pay membership dues to those who are still paying the fees are well pay more to take over, or face the dangers of having less maintenance. Either scenario is unfair to owners who diligently pay their fees, but they are nonetheless real. Apartments that were once considered pristine and luxurious start to look worn and deteriorated.
But problems do not stop with the properties themselves. Many investors bought condominiums during the boom of the last real estate with no expectation of who had never occupy. This later led to as much as 50 percent occupancy rates not apartments, all with no association fees are paid. Now, even if investors can find buyers, many banks are saying "No" because of the books of the association. This could also potentially block a condo owner to refinance their mortgages, but their dues are ongoing.
Once the percentage of condo owners not paying their dues gets high enough the board of a condominium association has no other option but to increase rates. This can create a snowball effect as higher rates may cause other than just what is to be like their neighbors in arrears and suspend payment of the fees all together. But the only other option is to conduct association cuts.
Many towns are reducing services that were once considered a fact. Lifts, cable service and lawn service are just some of the issues that have seen dramatic cuts to form different associations. Ultimately members of the condominium association board must decide which services to reduced. It creates a problem of prioritizing the daily maintenance that otherwise would without fail.
Florida and sometimes it's particularly bad. In the sources of asphalt, example, 90 percent of residents are not paying their dues. This has left the partnership and uninsured residents has some of lawn mowing with its own staff lawnmowers.
Never has there been so many persistent condominiums on the market. But if you're considering buying one, you may want to look at the percentage of association fees currently paid. A little research up front can save a huge headache as possible on the road. Just because you are planning to pay their dues, does not mean your neighbors do. It is their outstanding contributions that can wreak havoc on owners like you who pays.
